A wonderfully comfortable boutique B&B in charming Watchet. The breakfast was great and we were very well looked after by Jason. Close to both Exmoor and the Quantocks this is an excellent bolt hole for those heading for the hills or escaping hectic urban life.

Stylish Experience
If you want to stay in style- this is the hotel. You would not expect this in a small town in Watchet. It is located in the centre of the town walking distance from the harbor where you can enjoy the coastal view, experience of retro southwest railway, and real local cidre. The down side can be- as a price would have expected a little bigger room.

Swain House B&B Boutique is without doubt unique. We have never had the pleasure of staying in a room where the design and quality of the fittings are of such a high standard and the cleanliness and quality of the linen and towels is faultless. Unashamed Luxury
I simply cannot fault this place, and I have stayed in hundreds of hotels in my working life. It seems the owners have not only thought of everything, and I mean everything, but it is all top quality and it all works.

A communal breakfast table is a nice touch, gets you talking to fellow guests. Good luck, Watchet needs some quality accommodation and you have delivered it!

Superb Boutique B&b
We had an excellent time staying at Swain House. The B&B is fantastically fitted out in a unique interior style which is both elegant and bold with an outstanding attention to detail.

Swain House situated near the harbour in Watchet, we spent the evening at the Pebbles tavern, also recommended. After a few drinks we returned to Swain House and took advantage of the lovely sitting area downstairs and listened to music and leafed through a couple of the interior design books from the book shelf.

The Breakfast the next day was very good.

A beautifully designed and comfortable place. V relaxing and quiet in the historic seaside harbour town of Watchet. We didn't want to leave the gorgeous, perfectly appointed room to go out to dinner! A Boutique B&b That Lives Up To The Name!
Just returned from a wonderful two night stay at Swain House - boutique accommodation impeccably clean and with amazing attention to detail. From the interior decor (the perfect blend between old and new) that is style AND substance, through to the little in-room touches like the chilled water and complimentary flapjacks, to the daily breakfast menu which included the best Vegetarian breakfast I have ever been offered, anywhere!!! Our bathroom definitely had wow factor complete with lovely Ren toiletries and the king-size bed was supremely comfortable. Jason was the perfect, quietly discreet host who was always "there" when you needed him. As a frequent traveller, I can honestly recommend Swain House if you want 5 Star details within a characterful property and a personal touch.

A Great 4 Night Stay With A 10 Week Old Baby
Wow.. what an amazing little hotel! Well presented, great interior design work and a great host! very welcoming to the little man also! Breakfast was amazing and the little extras such as a picnic basket for lunch was fab!!!! I would highly recommend this intimate hotel. Also as it was so close to Exmoor you don't have to go far to go exploring on the coast or in the forest!

Little touches made it extra special.

Stylish And Comfortable Boutique Hotel
We stayed at Swain house for two nights, and loved it all

from the very stylish and well put together interior, to the signage and menus, key tassel and lovely REN soaps in the bathroom. The room was very clean, as it looked like it had just been renovated, so it felt fresh and cosy, modern and rustic with baroque inspired furniture and one big wall of a classic painting, which is very effective to bring the interior to life as it gives depth and texture creating a lovely ambience. The bathroom had both a shower and a lux freestanding bathtub with lots of big white towels. The attention to details like a rustic chrome tooth-brush holder and home made cake in a stylish brown bag with sticker on by the coffee/tea area was also a joy.

Breakfast was great, with muesli, yoghurts, fruits and danish pastries, cooked english or vegetarian breakfast , even option of freshly made pancakes

and a fresh carrot and ginger juice! Jason is a true perfectionist, a great cook and a great host.

We had a lovely time in charming Watchet town, but it is very small, so we recommend a trip to the lovely Dunster Castle further down the coast as an outing, or even further to North Devon to the excellent beaches among dramatic cliffs.

A chic boutique small hotel in the quaint harbourside village of Watchet. Tastefully decorated, where modern meets classic, luxury rooms with impressive art work, comfy beds and indulgent Ren toiletries. Locally sourced produce supplied for a delicious breakfast, communally shared with other guests, which is a great way of meeting new people and sharing stories.

The photographs shown at booking were a true reflection of the stylish rooms although both room and bathroom wre bigger than expected. Lots of extra touches too which made it feel special.This felt like a small hotel rather than what I would consider as a traditional B&B. The whole place was so immaculate I thought that they had only just opened, so I was surprised to find that it has been open for 2 years Very fair price for the room and facilities. A Perfect B&b Experience
We loved everything about this place. The rooms are very stylish and perfectly coordinated. Our bed was very comfortable and the room was nice and quiet so we had a really good night's sleep for the 2 nights we stayed here. The breakfast was very high quality and perfectly cooked. Wonderful Nights Stay
We wanted a night away somewhere different and via reviews from trip advisor and the internet came across this B&B. Watchet is a fabulous little harbour village with some wonderful little shops and pubs, perfect for a stroll and drink. The B&B is fantastic and Jason couldn't have been a more perfect host, providing loads of information and offering to make dinner and taxi reservations if we required. The room was amazing and decorated to a very high standard with the little touches adding to the stay. Will most definitely be returning for another stay in the spring time. Excellent Hideaway Weekend
Swain House is an excellent place to hideaway for a few days - the room we stayed in (no. 2) is beautifully decorated in what I might call an international/posh London/gentleman's club style where every detail has been thought through including mood lighting, high-quality bedding, white waffle dressing gowns and fab shower/bath gels. This is a stylish and luxurious B & B. Very spacious and comfortable room with a full size bathroom en-suite, complete with a full sized bath and separate large shower.

The proprietor was friendly and welcoming without being at all intrusive.

No petty rules and regulations and no rigid breakfast times – just what one needs on vacation!

Watchet is a small town of no particular beauty. This B & B is probably the smartest place there, and you'll need to venture out of town to find a meal of a similar quality to the Swain Ho breakfast. But a great location for visiting the west Somerset coast, West Somerset Railway, Exmoor, Quantocks...

The rave reviews already are well deserved. Swain House is a delightful place to stay. It's beautifully designed, comfortable, the rooms are spacious, breakfast is excellent and Jason is friendly and full of great tips. It's one of a kind in Watchet and if it were in a place like St Ives it would no doubt cost substantially more to stay there.

We ate at the local Indian (about a minute's walk), and at the Notley arms (£8 cab fare each way). Both were recommended by Jason and were great - he even booked them for us before we arrived.

If pushed to suggest things that could be improved, I'd say the wifi is pretty patchy in the bedrooms, a bin next to the tea and coffee making would be a good idea, and the TV in the room is a bit on the small side. But none of this detracted from a lovely stay.

Everything about this Boutique B & B is delightful. Return Visit
This was our third visit to Swain House and yet again we had a wonderful stay. For anyone wishing to have a relaxing holiday in both Swain House and Watchet, then this is the location. The area too has allot to offer. Many interesting places to visit. For example we took the steam train from watchet to Minehead and had a great time wandering around the shops and walking up North Hill. Dunster Castle and Porlock just some of the gems. So, in short, if you want a great holiday go to Watchet and Swain House.

Fantastic Stay At Swain House
We had a fantastic three-night stay at Swain House. Overall the accommodation is excellent and has been finished to a high standard with a close attention to detail and good sense of style.

The bathrooms had a touch of luxury with freestanding bath, excellent monsoon shower and Ren toiletries. We stayed in Room 1 which was spacious, decorated with a fantastic fine art mural as you can see on the website. The bed was comfortable with high quality linen and robes available.

Jason was an excellent host throughout our stay and has created a fabulous B&B. The breakfast at Swain House was a highlight from the full english to Jason's apple pancakes. Jason was an excellent host with lots of ideas of places to eat and things to do.

You will not find a better place to stay in the local area so if you are thinking of booking do not hesitate.

A Little Piece Of Heaven
Swain House is a beautiful haven for anyone who wants to get away from it all. We were greeted by the attentive owner, Jason, and taken to our room. We had booked the King Size ensuite and the room was not only beautiful but immaculate (and I can spot dust at 50 paces!!). It had a magnificent roll top bath and an amazing walk in shower and fantastic REN products were supplied. I took advantage of everything of course! The bed was comfortable and the little touches provided, like the home made flapjacks, really made us feel special. We made it down for breakfast in time and I have to say it was one of the tastiest I have ever sampled, high end produce and beautifully cooked. We will definitely be going back again and would suggest you do the same

Well Worth A Visit
We spent two nights here as an anniversary weekend and it was a really good choice. The rooms were excellent and extremely tastefully decorated

Jason's breakfasts were outstanding and the recommendadtion would be to go for the pancakes every time!

We took Jasons recommendation to walk out to a disused Coastguard lookout (can't remember the name) and we weren't disappointed it was a walk to remember

Swain house was a really lovely experience. The rooms were very tastefully finished to an excellent standard. The bathroom was wonderful, what a difference a massive bath and shower make! There were really nice touches like freshly ground coffee, dressing gowns and complimentary flapjacks in the room.

Our host Jason was lovely. Friendly and helpful without being intrusive. Breakfast was excellent and clearly a cut above "normal" standards of cooking and presentation. I really liked the one big spacious breakfast table which meant we could easily chat with the other guests and discuss our stays/local area.

In all, a very satisfying and relaxing stay. I would definitely stay again and indeed intend to. I may even purchase some vouchers from Swain House for friends to go and enjoy a weekend. This would be a gift I would be proud to give. This is an excellent base for exploring the surrounding area.

My only tip for the owners would be to turn the heating down a little. It was rather hot in the rooms so we turned the radiators off. Can't blame them for trying to make us comfortable :)

For the price paid, 5 stars.

Lovely Little B&b
We recently stayed a night at Swain House for a night and absolutely loved it. The room was nicely decorated and had all the necessities. We particularly liked the touch with the proper cookies that were waiting by the kettle. Having had a stroll around Watchet on this windy autumnal day, it was very nice to sit down with a cup of tea/coffee and have a good cookie to go with it.

We had an extremely early start the next morning, so unfortunately we did not have a chance to try the breakfast (which looked amazing in all the pictures). A packed breakfast was left for us on the table instead, which was greatly as appreciated. All in all, a very nice little B&B and can warmly recommend it to everyone.

Having never stayed in a B&B before, Watchet doesn't appear to have any large hotels without driving a short distance away, this one looked the best online and it certainly was, I'm sure by a long long way. It has been lovingly created from a derelict shop, so right in the centre of this lovely little harbour town. Jason, who is obviously very artistic, has made sure every detail is perfect. Everything is overall clean, comfortable and modern with everything you would require incl. beautiful toiletries, without any dusty clutter or chintz. It still worries me about ever having to stay in a B&B again as I'm sure we would never be able to find this standard again!! Excellent on all counts, thank you Jason.

Excellent B&b
We stayed just for one night at Swain House. I had a good feeling even before we arrived thanks to the good communications from Jason, offering help with places to go/eat. We stayed in Room 4 and weren't disappointed. The room was spotless and very stylishly designed. The bathroom was fabulous - large stand-alone bath with walk-in shower with option of two shower heads. The only slight niggle I had with the room was that the windows went down almost to the floor, which meant that to get any privacy we had to completely close the blackout blinds. Net curtains aren't generally that attractive I suppose but functional! The bed - well I possibly had the best night's sleep I've had in a long time.

Breakfast was very good, with all guests eating at a large communal table. This was fine for us, but others may prefer a little more privacy.

All in all well recommended, and I would certainly go back.

An Unexpected Gem In Watchet
My husband and booked late at Swain House, we had found it on the Visit Watchet site and liked the look of it. We don't usually do B&B, we usually go for Country House Hotels but on arriving at Swain House we knew that we had made a wise decision. This beautifully appointed little gem is set in the centre of Watchet and has been transformed into the most charming boutique b&b. The owner Jason has researched every detail of what will make his guests was way beyond our expectations for somewhere to stay in this sleepy little harbour town...the start of a new era for this rather dated backwater. From the cobbled entrance to the gleaming slipper bath, everything was perfection. REN toiletries, logoed waffle robes, designer everything, even our own lounge to relax in with free WiFi splendid coffee table books and a superb sound system. Breakfast was cooked by Jason and he even surprised me with a tiny replica dish of he delightful pancakes because I said that I wished I had asked for them. Really Superb
We had an utterly fantastic stay at Swain House. The rooms are beautifully decorated and well maintained. The bed was lovely and firm. The bath and walk in shower were gorgeous (I wish my bathroom at home was as nice) and the bath products provided were top notch. Breakfast was lovely. You get the choice of a full English or its vegetarian version with halloumi. You can also have smoothies, carrot juice, croissants, breads etc... so you are well set for the day.Jason is a great host with a wealth of local knowledge. Highly recommended

Made Our Weekend!
We really enjoyed our stay at Swain House last week - so tastefully decorated rooms with an extraordinary attention to detail. Jason made us feel very welcome and proved an excellent breakfast chef and local guide! I couldn't recommend it stronger if you're looking for a very comfortable stay on the edge of Exmoor Park.

Small But Perfectly Formed
Metropolitan luxury at the seaside - huge room, huge bed, huge bathroom (with double-ended bath - and candle!) Personal and knowledgeable service from owner. Well-positioned close to shops and harbour. Watchet is an interesting little place well worth the detour (as is Swain House itself). The Star Inn a short walk away is a terrific genuine pub with a welcoming and very efficient landlady who makes every customer feel special - and the food is top clas pub grub! Be sure to book your table in advance as it's very popular.

Fantastic boutique b & b.

The room was fabulous. The huge roll top bath a sheer delight to submerge in and revel in the glorious bath toiletries.

The ground coffee & choice of teas were really welcoming after brisk walks around the harbour and the treat of home made banana loaf added that extra special touch.

The breakfast choice was sensational from cereals to full English with smoothies inbetween. It was lovely to see a vegetarian option as well plus different juices. The service could not have been better!

Lovely Weekend
My father and I stayed at Swain House in early December, for walking by sea and inland. Jason was very helpful with suggestions and a warm welcome. The hotel (b&b) is exquisite - decor, facilities - very special. Couldn't recommend more if you're out of the City for the weekend!

We had a luxurious break at Swain House... Jason was so attentive, the breakfast was fantastic and the room was very indulgent and filled with treats; huge comfy bed, colossal bath and a shower I could have spent all day in. Jason booked our dinner for us and gave us lots of tips, but also gave us lots of privacy. A charming town and a romantic break for us.

We booked a weekend away during September 2012,at Swain House in Watchet,Somerset.As soon as we entered Swain House the exquisite decor was immediately evident and we knew we were in for a special stay.We were greeted by Jason,who immediately offered us refreshments before taking us up to our rooms. In fact Jason had been extremely helpful even before our stay, I asked him to recommend somewhere for dinner and he not only phoned but went to the trouble of emailing me a shortlist of restaurants/pubs.

Our bedroom was just delightful...spotlessly clean,with a superbly comfortable king-size

bed and an en suite bathroom that was quite simply one of the best we have ever experienced.There was a tray with a cafetiere and "proper" coffee and even sugar lumps with tongs!An added luxury,was a little bag full of divine home made truffles.In the bedside cabinet there was even an iPod docking station.It is the attention to detail that Jason and Annie have executed to perfection

alongside considered and thoughtful design throughout Swain House.Breakfast was a relaxed and unhurried affair,with daily papers on the refectory table. We were served fresh fruit juices, pots of coffee and a delicious cooked breakfast with bacon and sausages from a nearby farm.

Watchet itself is a truly unique harbour town, steeped in history with its own delightful Marina. It makes an excellent base to visit Somerset and indeed Devon.We are already planning a return visit and would recommend Swain House unreservedly to anyone.
