A Victorian building located in the beautiful leafy suburb of Prestonfield, only 2.5 miles south of Edinburgh centre. An imposing semi detached, spacious Victorian house with tastefully decorated rooms with carefully tended gardens. Enjoy the prime view of Arthur's Seat and Salisbury Crags away from the bustle of the city but, within easy reach of Edinburgh’s main tourist attractions, bus access to the city centre is a 2-minute walk from the front door. Renowned for our hospitality and friendly welcome, we make a comfortable and enjoyable stay a priority for our guests in a peaceful and relaxed environment. Each room individually decorated with great attention to detail. Our first-class service is complete with Scottish breakfast every morning in the breakfast room located on the ground floor - special diets are catered for. Free on street parking also available. If paying by card there will be a 3 % charge. Payments are due on arrival.

Wonderful Bed And Breakfast!
My husband and I spent 7 nights here and had a lovely stay. Tony and Mary treated us like family. The breakfasts were delicious and plentiful. Everything was very clean and comfortable. We really enjoyed talking with Tony everyday about our plans and learning about the similarities between Scotland and the United States.

Simply Lovely
We traveled with our adult son who was studying in Aberdeen. Dunedin, with hosts Tony and Mary, couldn't have made our stay any nicer. Rooms were lovely and very comfortable. Breakfast was ample and tasty. The location suited us well. And Tony was a great resource for our many questions. I highly recommend.

Very Convenient
I took it almost by chance when looking for a place to stay for three day with some friends and got really amazed by the quality of the house, the unbeatable treatment and even the location, since it's very close to bus stops which take you anywhere in town. Top notch amability and good vibes. Thanks for the breakfast packages on our last day we couldn't have at the hotel due to flight schedules.

Despite a communication issue over the checking in time there is nothing to fault about this accomadation.

It's was clean, inviting and welcoming, facilities were excellent, with easy access to bus routes into the city centre. Rooms were spacious and well presented and the owners helpful and attentive. Breakfast was plentiful with great choices and variations on the normal cooked breakfast. Parking could sometimes be a problem but this didn't detract from the overall stay. A big thank you. We hope to return again some day

Lovely B&b With All The Amenities
This B&B is in a beautiful old Victorian. My wife and I had a double room with long elegant bay windows. It, as well as the ensuite bathroom, was bright, super clean, and cheery. The hosts were helpful no matter what our request. They suggested the best bus routes and taxis, and also gave us excellent advice for good places to dine. On a personal level, we very much enjoyed interacting with our hosts. If we are ever in Edinburgh again, we will be sure to book our room at Dunedin. Highly recommended.

Warm Welcome
We stayed in Dundein 3 years ago and were so impressed that it was the first place we looked this time. Although it has changed hands in the interim, the new owners were no less welcoming. The room was clean, comfortable and well stocked, and there was a wide choice of breakfast which was delicious. The B&B sits about 2 miles from the city centre but is walkable, or there are frequent buses running nearby. It is also ideally located for a walk up Arthur's Seat. Highly recommended.

- Gute Lage (Man braucht ca. 35 Gehminuten bzw. 12 Minuten mit dem Bus zur Innenstadt. Eine Bushaltestelle ist in der Nähe zu erreichen.)

- Sehr freundliche Gastfamilie (Egal wer gerade im Haus ist, jeder ist hilfsbereit und interessiert.)

We have visited the Dunedin previously and,to be perfectly honest would not consider staying anywhere else when visiting Edinburgh. Very Comfortable Stay
We stayed two nights at Dunedin Guest House during the final three days of the annual August festivals. The location, while not in the city center, was a short bus ride or, as we did several times, a fifteen minute walk in the invigorating Edinburgh air. Very clean guest room as well as reception and dining. The facility is beautifully maintained and nicely appointed. An enjoyable breakfast was served in a large, lovely dining room that was well lit by natural sunlight streaming through its large windows. David, the owner, was very pleasant and engaging. All in all, a bargain compared to so many other accommodations in the area.

Loved It!
My husband and I were in Edinburgh for only two nights, and we stayed at the Dunedin. It was great! The house is very impressive, and well kept up. The hosts are friendly and very helpful. Everything was very clean in the room; the bed was comfortable, the bath was small but perfectly fine. There was good storage space, not always found in B&Bs. The breakfast was excellent, with many choices from cold and hot options. I don't know this place could be improved, and we will definitely stay there again if we return to Edinburgh.

Warm Homely Feel; Couldn\'t Ask For More
After travelling for 16 hours (including 4 hrs halt at healthrow), Dunedin was such a 'welcome home' feel! The beds, linen, shower etc we're just perfect, as was the sumptuous breakfast! We were with our two young boys who were so happy to be here. It was quote close to the town centre too. David kindly ordered us a can which was a wee bit cheaper than the four of us taking a bus. All in all the price we paid for the comfort and hospitality received was fantastic value. Many thanks again to the Wrights!

A Perfect Stay In Edinburgh
We spent 4 nights at the Dunedin Guest House and would stay again and highly recommend the B and B for anyone. Our room was spotless in every way and comfortable after a long day of sightseeing! The site is handy to a bus stop for downtown and very quiet and relaxing to return to after a long day. The breakfast is wonderful and everyone was very helpful with all our tourist questions. Wonderful House/ Residential Location
built in 1862, this house and its owners are wonderful!

3rd floor accommodation really kept us in shape, but the room and the views were grand - especially out of the bathroom window!! breakfast area was beautiful -good food.

We could walk to dinner, and easily take the bus into and out of the historic enter of Edinborough. David the owner gave us wonderful advice and help. Wife was grand too

Perfect Two Nights.
There is little to say about our perfect two nights at the Dunedin: it was very clean, very quiet, and very quaint. We walked everywhere, which was easy because of the location. The breakfast was delicious and filling. Don't be afraid of the full Scottish breakfast; the haggis was amazing. We travelled through Britain for two weeks staying at B&B's, and this was the nicest we encountered in terms of overall satisfaction.

Wonderful Time!
We enjoyed our stay at Dunedin. The location was very convenient to nearby restaurants, walking into the city center and transportation. The hosts were very accommodating and served a delicious breakfast. Our room was very clean, comfortable, and quiet.

Excellent place. David is such a gentleman, and very helpful with terrific restaurant recommendations. The home is immaculate, and even provides the extras like a hairdryer. Breakfast was cooked to order, delicious and servings generous. Excellent brewed coffee as well. We loved our 2 nights at Dunedin!

Home From Home
The Dunedin guesthouse was recommended to me by my dad who stays with David and Irene every year for the Rugby. For this reason, I had high expectations! Well, having now returned from Edinburgh after a glorious week away, I can confirm that the Dunedin guesthouse is as lovely as expected! The room was immaculate, and breakfast was exactly the right amount of delicious to begin the day! David is also extremely helpful, and has lots of great ideas about things to do in Edinburgh and how to get there if you are stuck for inspiration. Don't stay at The Radisson, Hilton or the dreaded Travel Lodge- come and experience some real Scottish hospitality!

Lovely Place
The room was especially nice, with a beautiful view, and the beds were especially good! Breakfasts were wonderful, with a wide range of tasty choices as well as being quite health and environmentally conscience. The location is exceptionally quiet and very easy to get to, with fast and frequent bus service. There's also a lot to see if you're a walker. And the best part were our hosts. David and Irene were not only very welcoming and friendly, but fountains of solid advice and Scottish goodwill. We're already planning our return visit.

This was a wonderful place to stay. It is just minutes from the Royal Mile and close to all of the attractions. David really goes out of his way to insure you have an excellent stay. The rooms were very clean and comfortable. The morning breakfast was excellent.

What a lovely guest house and such pleasent owners.

David was always happy to chat at breakfast and to find out what you'd been upto the day before. They were very accomodating to peoples needs at breakfast, which was beautifully cooked everyday.

The rooms were lovely and kept very clean and tidy every day.

I was welcomed by Irene who showed me my room. She was a very pleasant lady and put me at my ease. I'm not used to lone travel, but needed to help with my grandson. The breakfasts were a great start to the day. The cleanliness of the accommodation was up to my exacting standards. I wish I had found such a perfect guest house in Edinburgh years ago!

Comfortable Stay In A Fantastic Location
Charming Guesthouse with a great location. Breakfast was delicious and served in a sunny, pleasant breakfast room. Near the state of the art Commonwealth leisure center. Visitors are allowed for a small daily fee so we were able to swim each morning. David was an exceptionally helpful and gracious host.

Lovely B And B
We stayed three nights at Dunedin and could not have been more pleased. The place is spotless, the rooms small but cozy, and the breakfast room charming. Food is plentiful and fresh, and David is a friendly and gracious host. We did an overnight in northern Scotland and he willingly kept our luggage locked up until our return. Not too far from town and easy access to the local buses. Highly recommended.

Excellent Stay At The Dunedin Guest House In Edinburgh
We had the pleasure to stay at the Dunedin Guest House in Edinburgh for our Easter Holidays: everything was perfect and also the hospitality has been very much appreciated.

The House is in a beautiful green area about 15 minutes away from the Castle, the room was very comfortable and clean and the breakfast was great.

Wonderful Stay At New Year
We stayed for 3 nights over New Year for the Hogmanay celebrations and felt very welcome with David and his wife being wonderful hosts. The room was very clean and modern and the full Scottish breakfast with buffet was delicious! The location was great for us being a 25/30 minute walk into the city centre, but was also well connected by buses. A lovely surprise was the wine and chocolates left for us on NYE! Thank you for making our New Year extra special!
